"The room was perfect—door to deck with a gorgeous view of the river.
Clean room, staff was very accommodating.
It’s clear how much has gone into preserving its character."

"We stayed for four nights in the beautiful bayside room. We thoroughly enjoyed the delicious breakfast with pro tips for what to do in the area that day, as well as the common rooms to hang out. The location is very convenient for walking to restaurants, the Jamestown harbor, and driving over to Newport. We are sad to leave and look forward to coming back."

"Gardenview B&B is located on a quiet street within 5 minutes of Newport's mansions and less than 10 minutes from Castle Hill Inn. But the best feature of Gardenview is its owner/proprietor, Mary Fitzgerald. Mary could not be more welcoming, going the extra mile to make her guests' visits as enjoyable as possible. She custom prepares breakfasts based on guests' preferences (pro tip: Mary makes an excellent omelet!). Rooms are very comfortable and well-appointed. The downstairs room has direct...

"We were given a very warm welcome, spotless comfortable room (we stayed in the Burgundy room), beautiful and plentiful home-cooked breakfast and charming fellow guests. You really can't beat the location and sitting on the rocking chairs on the porch was such a bonus. We will definitely stay here again"

"We loved the proximity to the beach (right across the street), the free delicious breakfast, and free parking! It’s a quick drive into downtown Newport. My family of 5 (husband and 3 teenage daughters) stayed in a 2 separate queen rooms that were connected by a bathroom. There are only 2 beds but they squeezed in a rollaway. The bathroom is really nice but I wished for a shower curtain (it’s all glass) so that one teenager could get ready while another showered. We appreciated the full size shampoo and conditioner as well as hand soap and lotion. We spent two nights. One day we went to the beach and walked over to Flo’s to get lobster rolls, hot dogs, fries, and other lunch foods and then ate it on the beach. We also LOVED Pasta Beach Restaurant which was a short drive across the bridge Into downtown. We walked to the cliff walk which saved money on parking and made it about half way down and back in less than 2 hours. Hotel staff was very helpful and attentive. They had a “virtual assistant” text messaging system that we used for requesting more towels and even restaurant recommendations! Very cool feature. We would definitely stay here again. If we stayed any longer we’d have wanted a suite with somewhere to sit besides beds, but this room was perfect for a short stay for our family!"
"I wanted to give a shout out to the two front desk staff on 7/20 afternoon and 7/21 morning.
I came in tired and had some important meetings to get to. They were extremely helpful in getting me everything I needed and got me going"
"It is an older hotel in a wonderful spot. It's small and beachy. Clean enough. Walk to Coast Guard House and Pier. We had the ocean view which was very pretty. Private deck is super small. 2 chairs. It's not luxury! The room smelled of cologne which leads me to suspect they probably have a mildew problem. Not surprised given the age of the property and the proximity to the ocean. But it has adequate parking and the bigger shared deck overlooking the ocean is nice. If you don't care about big frills, it's a good place to take in a beach day and stroll along the sea wall to nice restaurants and bars at the Pier. Not cheap but nothing in the summer at the ocean is. No restaurant on site; breakfast consists of walking to very little kitchen, making a cup of coffee, toasting a bagel and carry it back to your room."
