"The only thing keeping this hotel at a 3 * level is the breakfast which was not bad. Hotel has some potential IF it was maintained properly, serviced on time and had qualified personnel in place.
Definitely strongly overpriced and not worth of what is asked for it, aircon not cleaned for ages, impossible to use, very noisy with some loose parts in the garden during windy nights.
Door hanles falling apart and toilet very untidily refurbished in the so called "presidential suite". Location is...

"Utopia Guest House is located 17 km from Pretoria City Centre, major shopping malls can be reached within 2 km. The Guest House offers indoor and outdoor pool, the staff was very friendly and helpful, the wifi was good at all times and the whole property clean. What honestly shocked me was the size of the Standard Double Room we booked, it was around 12 square meters and so small that I could hardly open my bag there.
