Very cute place! Was confused upon arrival, but the property is clearly labeled and someone was there to help us in under 5 minutes. The room was big & clean. Breakfast was great!
Wonderful room, helpful, polite staff, great location and a tasty breakfast. Nothing we didn't like.

No fridge or safe provided. The temperatures were very hot outside. We were not allowed to use the kitchen & the breakfast was average in choice of food also it wasn't open until 8.30am which is too late for most people leaving on flights or tours. We were given a breakfast bag on the day of departure which wasn't worth us taking so we left it behind.
Great air conditioning in the hot summer months! WiFi worked well! The staff was so so kind and helpful and let us store our luggage after we checked out since we had a late flight. The free breakfast was simple but great and they were all so friendly!! Highly recommend
Beautiful B&B. My stay here was amazing. The host was very helpful and attentive. I got to this place because I had to leave my other hotel room because of the people being very rude to me and my partner so I decided to leave and look for another room. From the moment I booked to the time I got into my room was only the 12 min walk from my other hotel. I got there and they had everything ready for us. I didn’t get to have breakfast because I slept in. After my check out they hold my luggage to walk around Venice comfortable which helped us a lot because it’s only a 10 min walk from the train station.
SEGNALETICA ASSENTE, CAMBIO BIANCHERIA MAI RICEVUTO, PIUMONE ANCORA PRESENTE SUL LETTO E TRA L'ALTRO SPORCO, TENDAGGI SPORCHI. CONTATTO TELEFONICO ERRATO IN QUANTO CHI RISPONDEVA ERA UN EX DIPENDENTE DEL B&B

This is a convenient hotel for many major attractions. It is however off the beaten track in a back street.... No stunning Grand Canal views but then we prefer to sit in a Grand Canal restaurant to do that bit. Very near a vaporetto stop. Lots of local restaurants and most importantly ... You are on the island. The hotel was very clean and the staff very helpful.
Lovely place for a short break. Gabriella (The owner is a lovely person)
The only drawback is, that if you have to come back to rest during the day you will have to spend it in your bedroom as the lounge/breakfast room is locked up.
If you're tight on a budget, this place will serve its purpose. You won't be spending much time in your hotel while you're exploring Venice, so if you're just looking for a basic place to sleep, I'd recommend this place as there isn't a pool or anything. Also, it's kind of dimly lit around the entrance, but that's the norm in the streets of Venice.
I hate to have been received by the owner of the house, because it's not an hotel but an apartment with rooms for renting, Mrs. Gabriella, who seemed to be a militar tenient instead of a host. She didn't allow us to talk until she finished with her speech about the rules of the house and stuff (like leaving the room before 10 am for cleaning purposes). She spoke in a tough way, with a strong accent, which made us feel not that comfortable because we felt as she was always giving us instructions and we were adults ON VACATIONS, no kids ! We were unable to change the hotel at that point, but I would have done it if possible. To be objective, the stay was ok. The room was fine, the apartment was really well maintained and if you don't care to be treated a little bit tough, it's a good place to stay. But I will not be there anymore. Breakfast was decent although I discovered that the yogurt she gave us was the cheapest at the minimarket. The girl that prepared us breakfast was nice but I don't know why she did not play the nice music in the breakfast room the second morning when we were having breakfast. Then, we discovered, she put it for other guests. Bye bye Ca' del Modena ! Never again!
