Great place to stay if you want to spend a week gazing at a view, swimming in a big pool all to yourself and visiting sites of Tuscany and Umbria. Very nice indeed.

Very Peaceful, great place to wind down.
About half a mile from the village up a track though the woods. Lots of places to sit and enjoy the sun and the quiet. Excellent pool to cool off. Excellent support by the very friendly local staff and from the UK. a large terraced garden to walk through. Great butterflies on the Lavender. Spent all our time outside (apart from sleeping).
Lots of interesting tows to look at, should the energy emerge.
We spent a wonderful week enjoying the peace and beauty of the Umbrian countryside from the comfort of Susan's beautiful home above Lake Trasimeno. The weather was warm for mid-September, and we refreshed ourselves in the pool most afternoons. The house is pleasant and comfortable, but it is the expansive gardens, outside seating areas, and incredible views that made the experience truly exceptional. Susan was friendly and responsive throughout the booking and rental process. I hope to return someday!

Wonderful! Peaceful, Relaxing and Private
We really enjoyed our stay here. The house and gardens are well presented and just as shown in the photos- Beautiful! The house had everything we needed for a comfortable stay with all the essential equipment including a welcoming pack of food and prosecco! Our 3 children, 11, 9 and 6 year old, loved playing in the pool and we all enjoyed exploring the garden and it’s pathways not too mention the beautiful smells of lavender and rosemary! We also loved stargazing after dark! The nearby supermarket is easy to access and we enjoyed visits to the nearby Lake, Cortona and Assisi -all very pretty! Thank you to Krisitina who looked after us as we arrived who was very friendly and approachable. Thank you so much to Susan for great communication and for sharing your beautiful home with us we have made some lovely family memories here. We hope to visit again one day.
We hebben zeer genoten van onze vakantie in Italië en het verblijf in de villa. Alles voldeed aan de verwachtingen. Het huis is voorzien van alles wat je nodig hebt en goed schoon. Het grootste pluspunt van het huis was voor ons het zwembad, we hebben hier veel plezier gehad met elkaar. Het enige minpuntje is de toegangsweg. Er zijn veel bezienswaardigheden in de omgeving die makkelijk te bereiken zijn. Voor ons was Assisi het hoogtepunt. De communicatie met de eigenaar (Susan) en de beheerder ter plekke (Katarina) verliep zeer vlot. Bedankt voor een heerlijke vakantie!
Het huis was alles wat we er van verwacht hadden en meer, ook de tuin en het fantastisch zwembad. Alles is aanwezig, inclusief welkomstpakket met brood, beleg, fruit en Prosecco. Vlotte communicatie met de lokale host.
Als er al een minpunt is dan is dat de toegangsweg, doenbaar met de wagen maar niet ideaal voor motoren( 700m steil gravelpad).
Er is geen airco maar de dikke muren houden het lekker koel binnen.
In de stadjes rond het meer kan je lekker eten en drinken.
Er is een overvloed aan Engelse boeken en brochures om de streek te leren kennen voorzien.
Das Haus hat alles, was man braucht. Alles ist unkompliziert und freundlich. Der Garten und die Aussicht sind unbeschreiblich schön, der Pool perfekt. Etwas außerhalb auf einem Hügel gelegen, aber die Zufahrt ist gut machbar und durch das Dorf in Sichtweite fühlt man sich auch nicht abgeschieden. Viele tolle Orte in weniger als einer Stunde erreichbar - z.B. Assisi, Perugia, Arezzo (hat uns am besten gefallen) , Cortona und natürlich die hübschen Orte am See (filmreife Sonnenuntergänge auf der Seeterrasse im Restaurant Lido in Passigiano) und die Isola Maggiore. Auch ein Tagesausflug nach Rom war dabei, geht auch mit dem Zug, aber mit dem Auto ist es flexibler, Fahrzeit ca. 2 Stunden. Ich hoffe, dass sich nicht eines von den niedlichen Katzenkindern, die auf dem weitläufigen Gelände leben, in die Koffer unserer Kinder verirrt hat. Thank you, Susan, for a wonderful time in Italy!

The pool is great to cool down in and the views are great.
Susan, the owner was very helpful and very quick to respond to any queries. The welcome food basket that was provided was very much appreciated and meant we didn't have to go to the shops after our long journey from Rome.
Great location and easy to visit places around Lake Trasimeno.

This lovely farmhouse was tucked away on a wooded hillside surrounded by nature, but with easy access by car to Siena, Florence, Assisi and Cortona. We would definitely stay again, a real home from home.

Fantastic Property and location, quiet with amazing views
We had a great holiday at this property. It is in a beautiful quiet location, has everything you need locally, and a lovely pool. Dominic and Kristina who look after the property were a wealth of information. We visited Florence, Perugia, Cortona, Gubbio, Siena and Montepulciano as day trips, and hired a boat for a day on the lake. All these lovely places are within easy travelling distances from the house. Susan the owner was very helpful with information, both before and during the trip. We would definitely recommend this house, and location to others for exploring Tuscany and Umbria. Five stars!

Tuscan paradise
Dear Susan, me and my family can't thank you enough for the time we spent in your fantastic home in Tuscany this summer, it exceeded our wildest expectations.
For the past few years we have been using HomeAway and Airbnb when travelling around the world and Susan is by far the best host we've ever had. Along with Kristina and Dominique they went above and beyond to make us feel at home.
The house is situated in the Umbrian hills overlooking the beautiful lake Trasimeno and you can't ask for a better location. It has wonderful combination of feeling remote, when you want to just relax, and connected, when you want to go into Touro or down to the lake for dinner or a gelato.
The large pool boasts wonderful views of the sourounding hills and lake with comfortable loungers in the shade which were welcome under the Tuscan sun.
The house itself has everything you could ask for and there is a nice terrace where you can have dinner and enjoy the breathtaking view of the lake.
Again, thanks Susan for the vacation of our lives, we will come back for sure.

Tranquil setting with a real Italian feel
Our first impression was that the trip from Pisa to the house was very easy as the instructions were perfect.
We loved the house and gardens - everything was provided for. The beds were comfortable, the house was clean and the facilities were great. There is a huge fig tree in the fabulous gardens and we helped ourselves to many fresh ones every day.
We used the house as a base to travel to Florence, Assisi, Perugia and many other places. We also spent a good few days down by the lake. There are great restaurants in the town - very reasonable - along with fabulous coffee shops (2 of them) where we enjoyed morning cappuccinos for 1 euro each - so good and so reasonable, we had 3 each morning!
All in all, a great house, with a huge pool and in a central location to travel around.
Thank you Susan for our Italian adventure!

Sehr schöne Lage, gepflegter Pool, schneller und angenehmer Service bei Problemen
Wir haben die Woche sehr genossen. Das Haus liegt nicht nur sehr schön, auch die Nähe nach Perugia und die nicht weit entfernte Bahnstation, die Tagesausflüge nach Florenz oder Rom ermöglichen, machen das Haus attraktiv. Nigel kümmert sich um den Pool und ist bei Problemen oder Fragen schnell zu erreichen. Im Haus ist das Notwendigste vorhanden. Den fünften Stern hätten wir vergeben, wenn die Küche noch etwas liebevoller ausgestattet gewesen wäre. Wer gerne selbst kocht und einen guten Wein zu schätzen weiß, vermisst den einen oder anderen Gegenstand (Gute Weingläser, passendes Geschirr, ...) Aber das sind eventuell Kleinigkeiten. Wir sind auch so zurecht gekommen und werden gerne wiederkommen.

Idyllic situation with beautiful views
We've just returned from a glorious week at this property. Susan was extremely helpful. Her brilliant communication both before, during and after the holiday, ensured everything went smoothly.
The house is in an idyllic situation with beautiful views from the gardens and upper terrace. The access road is rough but we managed to negotiate it all week. The gardens and pool are delightful and beautifully maintained. The house although rustic, is very clean, comfortable and well equipped. The bathrooms and showers are excellent.
We visited Cortona, Montepulciano, Pienza, Assisi and Spello which are all within an hours drive. We also enjoyed several meals in the local town of Tuoro.
Eating fresh figs from the tree whilst enjoying the views from the upper terrace is a memory that will remain with me through the cold winter months. We were very sad to leave!

Beautiful, tranquil villa gardens
We loved our stay here! It was a perfect getaway with our toddler. The gardens and pool really make this property amazing, they are private and lovely, filled with lavender, sage and jasmine, so smell amazing and the pool is large and was utilised a lot! The flat has everything you need, and it's nice and cool in the hot summer. It's well located (though up quite a rickety gravel road) for Lake Trasimeno and exploring both Umbria and Tuscany. Everyone we dealt with was friendly and full of local knowledge. We were sad to leave and would very happily stay there again.

Amazing property

A beautiful villa with amazing views. Exactly what we were hoping for
The accommodation is lovely. It is rustic and just what we were hoping for. The lane to and from the house is a bit bumpy and rural but it's worth it. We really enjoyed staying here and exploring the local area. I would recommend it if you want an authentic Tuscan holiday. We enjoyed visiting Cortona, Siena and Castaglioni del lago. We're looking forward to going back.

Stunning!!!
What an amazing part of the world!!! Cannot put into words how well placed the house is to explore Tuscany and Umbria and the surrounding areas. To be able to experience Rome, Florence, Cortona, Pisa, Assisi etc etc etc and then come back to the house for a rest was just perfect.
Accomodation was absolutely amazing, the grounds of the house are quite extensive and the gardens are well maintained and beautifully presented. The pool is perfect on a sunny summer day for a cool off and for the kids to play.
Want to live here!

Wonderful
The villa was spotlessly clean and well equipped. The absence of air con wasn't a problem at all. Plenty of space for our family of four. The garden is huge and very well maintained. We enjoyed the country walks around the villa, we even saw some wild boar! We felt very well looked after by the villa's manager.
You can walk to the village down Via Cupa. There is a supermarket and lots of places to eat only a few minutes away by car. However, the villa is set on its own and is very peaceful and quiet.
I would recommend this villa to anyone who wants some peace and quiet without being isolated.

Amazing pool and gardens, beautiful location
We really loved our stay here! We were looking for a peaceful getaway with great views and that's exactly what we got! The house itself was well maintained both bedrooms with their own shower room, the kitchen is simple but we found everything we needed and we spent most of our time outside enjoying the beautiful views of lake Trasimeno and the Umbrian hills! The house is within easy distance to beautiful towns like Cortona and there is a small market in Tuoro itself on Fridays. Susan was very helpful and quick to answer any questions we had about the house, even though we arrived late someone was there to meet us and show us around which was really thoughtful. We really loved this place and would definitely recommend it to friends and family! Bellisima!!!

Fantastic holiday.
Just a short note to say thank you for letting us take your beautiful apartment.
We thoroughly enjoyed ourselves and found the house and grounds beautiful. You have clearly put a lot of thought and time into your gardens as they are stunning.
Our 8 month old slept peacefully in the cot and we're grateful for you thinking of buying a new one together with mattress etc.

Simply marvellous
The house is situated in fabulous grounds with a great pool, which we used everyday. We had many meals on the first floor terrace with views of the town and lake. It is an easy 15min walk into Tuoro where the locals were having banquets and music in the piazza. It was a truly relaxing and fun filled holiday- wish we were back there now!
