Highway access is a close drive down 151st or 159th St to I-35. Distance to Overland Park is 10-minute and 30-minute drive to Kansas City, Missouri. We provide a starter set of essentials for your arrival, including paper towels, toilet paper, trash bags, dishwasher and laundry pods, miniature soaps, and a small supply of coffee and creamer.
Additional supplies are the responsibility of the guest for the remainder of the stay. The home is professionally prepared with clean linens and bedding prior to arrival. During your stay, a washer and dryer are available for your use if you need to refresh linens or towels.

Booking/House Rules:
-Tenant is required to provide a copy of their State Issued Drivers License to the Property Owner.
- Tenant must be 25 to rent Premises (any variance of this requirement must be disclosed and approved in writing by the property owner at booking or signing of the contract) and must remain at home during the entire rental period. Codes will not be release to anyone but the reserving Tenant.
- Tenant will not allow guests in excess of the listed maximum occupancy of Premises during rental period. Parties and/or events are not allowed during rental period.
- There is no vaping or smoking allowed in the home. If Tenant violates this rule a fine of $500 will be charged to the credit card on file or a claim will be submitted if booked with a third-party online travel agency.
-Lost or Broken TV remotes will result in a $30 replacement fee, per remote. Lost or Broken Ceiling Fan Remotes will result in a $200 replacement fee, per remote (transmitter in ceiling fans are specific to the remote, which would require full replacement of the ceiling fan if the remote is lost or broken).
-We expect normal wear and tear. However, Linens and bedding damage as a result of hair dye, self-tanners, or excessive stains (mud, grease, etc.) will result in a fee, at cost.
-No Events or Parties to exceed the occupancy (8 guests) unless pre-approved by the property owner.

Sight Unseen:
The Premises are individually owned. Furnishings and décor are subject to change at the owner’s discretion. These changes generally do not change the maximum occupancy of a home but in rare occasions may. The property owner is not responsible for any onsite amenity or building closures and/or Construction inconveniences. The property owner will not refund any rents, deposits or fees, nor cancel any rental periods, nor change any rental assignments, regarding aforementioned.

Limitation on Liability:
The property owner does not assume any liability for loss, damage, claim or injury to persons or their personal property while on the Premises, nor for any inconvenience, damage, claim, loss or injury arising from or related to any temporary defects or stoppage in supply of utilities; changes to rental assignments; errors in marketing; weather conditions; natural disasters; acts of God; or other reasons beyond their control.

The garage is not available for use. The owners use this for storage of linens and supplies. Nothing of value is kept in the garage. The basement is unfinished.

The Gas Fireplace is available for use during October-March for an additional $100 fee per stay.
