Close to several grocery stores. Convenient bus stops close by, direct link to city centre
We only stayed one night in a small double room at this property, but the room was quite adequate and the bathroom was especially wonderful--great shower, good lighting, recently remodeled. It is also located in a nice neighborhood, with several good restaurants and coffee shops close-by, and a reasonable walk (about a mile) to the Royal Mile.
We stayed at this Guesthouse on 2 separate nights. We were able to check in early and staff were very polite and considerate.
Beautiful old property just needs a little refresh.
Roy was an incredible Host at a beautiful location. The room was pristine, and the Breakfast service was phenomenal.

Good: handy location, spacious room and spotlessly clean. Staff member I saw was very friendly and helpful
Bad: slightly shabby decor in places. Also expensive but that seems to be the norm for Edinburgh - definitely pricier than previous visits to the city.
Lovely comfortable, spacious room. Lots of really great coffee spots nearby and some amazing food options without the tourist tax of the city centre.
I will definitely stay again next time we're up.
A very convenient place close to the attractions. The place needs a bit of renovation but is located in a good area.
Can use some comfortable mattresses as the current ones are not good and the bathroom fan was too loud.
Walkable distance to Royal Mile, very clean, pleasant staff. Property is tired tho and could use fresh coat of paint and decor update. Would stay here again.

Comfortable room, but we had a room at the front of the building and lots of traffic noise.
This reresents excellent valuw. Rooms was very clean, all the facilities you would need. No need to pay double the price for something probably not as good.
Will definitely book again next time I visit Edinburgh.
Beautiful old building. Local neighborhood feel. Great porridge. Hot showers. Very clean and modern bathroom. Our room was at the back and so very quiet. Restaurants to walk to. Owners were very pleasant and helpful. Easy to get to city center via bus. Enjoyed our stay.
Reasonable price considering it was during the Festival time.
Very spacious bedroom, with space for sofa and floor space for suitcases.
Very friendly and accommodating host.
No problem to leave bags early before check-in.
Good cooked breakfast for 8.5 pounds.
Easy walking distance to main sites in the city.

Not great for the price
It's a great location - tons of restaurants and bars nearby, lots of buses to get around the city or a short 20 min walk from the city center. Very safe. The shower had good water pressure and the hotel and surrounding area were quiet. The room was clean.
The beds were incredibly uncomfortable, the room needs a fan as theres no AC, and a few shelves and a box of tissues would go a long way. We were also supposed to be able to check in at 2 pm but the room wasnt ready until 3 pm (and only then because we were getting impatient). They will hold your bags while you wait.
This place would be fine for a night or two, but not very comfortable for 5 nights.

The lady in charge was friendly and helpful. There was only Continental breakfast available, and that was limited and cost extra. I booked here because my usual guest house was not available, paid quite a bit more for a top floor room with sloping roof and very small window.

Management responded instantly so I believe they are very invested in their customers. I think the bed mattress should be upgraded. The bathroom floor in our room was a bit water logged and grout needed to be cleaned. I do think this is a safe hotel with a good rate per night.
The best thing was the area, several good eating spots and was convenient for the university where I was at a conference, however I would not choose to stay here again, I felt it was very overpriced for what it was. I was in a small single room which felt very dated and a bit shabby. One out of three mornings I had no hot water
Had a one night stay, I called ahead as we had some queries and one of the hosts name Roy was very informative and happy to help, we stayed in one of the queen rooms on the ground floor room 8. Was very clean and comfortable. The only thing we found was the toilet flush effects the shower temp, the shower itself was very good. Don't know about breakfast as we didn't have any but it is available. 10/10 would highly recommend and will most definitely revisit.
