Clean and comfortable. The best of both worlds (AirBnB and hotel). The room was made up every morning but the cost was quite low. I'd stay again when I return to Edinburgh.
The place is great and Luke was amazing, super kind, very comfortable and in a lovely neighborhood, the park across the street is ideal for a morning walk
Wonderful place to stay in Edinburgh. It is walking distance to many different spots and it is easy to reach by tram and walk. The staff was wonderful and very helpful.
The place was charming. I loved my room - very much a guest house, more like a B&B than a hotel, which is what I wanted. The small decanter of Scotch in the room and the shortbread biscuits were a delightful touch. While the location might seem less than than central, it was only a short and easy bus ride from central Edinburgh - though I preferred walking up Leith Walk into town, which has lots of cafes, pubs, bookstores, used record stores, etc. along it. Suited me down to the ground
We enjoyed our stay at Sandaig. It was close to restaurants and shopping and the tram line. Luke was very helpful and very personable. He was very prompt in replying to our requests.
Luke was so incredibly friendly! He greeted us at the door and made us feel right at home with a tray of tea and snacks. Hotel was clean and we walked easily from the tram station. There were several cafes and bars nearby as well.
A quaint property in a cozy Edinburgh neighborhood. Charming well maintained old home. Comfortable bed & pillows. Super clean. Luke our host was a delight and very helpful.
This wasn’t a very confident location with my grandmother bc there a large amount of walking to the tram and bus. But someone younger like myself it was a great location!

We stayed here during the pandemonium that was Taylor Swift’s tour and it was exactly what we needed. Easy transportation into the city center on the tram but far enough removed from the hustle and bustle that it was very peaceful! Highly recommend. The front desk is a little unorthodox but anytime we needed to talk to someone, we called the number they provided and had help within minutes.
Easy access to transportation into Edinburgh. Unfortunately they were unable to provide breakfast however cup cakes or shortbread cookies were offered at reception and they were delicious. The room was quiet even though the hotel was in a busy area.

A nice place in a great location, close to transport, a park & nice shops. The room we stayed in was perhaps a bit more run-down than the website pictures let on (chipped paint & scuffed walls, precariously hung curtains, loud squeaky hinges on door, and a tricky knob on bathroom door). But it was clean & the complimentary sherry was a cute touch.

The property has some age, it also has character, the room was smaller than average, there are restaurants and bars in close proximity.
Distance to downtown is a long walk, but a short cab ride.
There are transportation options.
I found it a bit difficult to reach the staff at the Sandaig, but they were friendly.
Sandaig is in a great location for Leith and the vibrant high street. The unmanned reception is understandable in the current day and age and arrival/check-in went smoothly. There were phone-calls to aid the process, but I did miss the friendliness of an in person welcome. The room was good, but I hadn't noticed in prior communication that my bathroom was not in the room, but accross the corridor leading to another room. I don't think other rooms had this arrangement. It wasn't a major problem, but remembering to carry your key to the loo in the middle of the night, might lead some clients getting locked out. The lovely shortbread and refreshment in the room were lovely gestures and added to the overall positive experience.

Very clean and quiet. We stayed in a room with a queen bed and a twin bed. The twin bed was extremely loud and squeaky. Anytime the person sleeping on it moved in the night we all woke up due to the noise.
We got a parking space right in front of the guest house, got into the hotel, very easily, and found our room. Very pleased to have a small glass of port that came with the room. We walked two blocks down to have dinner at a Polish restaurant, then walked across the street to have a glass of scotch in a pub with great ambience. The bus stops in Front tomorrow, so it will be very convenient.
Luke who greeted us on our arrival was so friendly and helpful and he provided a great list of suggestions when we asked. He brought out juice and snacks for free to make sure we had something to eat. It made the whole experience a lot more friendly and welcoming. The room and private bedroom were very clean. The bed was very comfortable. Leith is a lovely area and you can get to the centre of Edinburgh quickly using buses or the tram.
We stayed one of the ensuite rooms with vaulted ceilings and a dormer window- you just need to remember to duck ocasionaly. It's on the second floor so you need to allow for this, not a problem for most people. We were surprised how much space there was and the view over the park was lovely. The location in Leith is much closer to the city centre than it may appear as the regular (2-10 mins wait) new tram line whooshes you to the centre in 5-15 minutes. Accommodation in Edinburgh is an expensive thing most of the time and this guesthouse represents value for money. Thanks for the sherry and almond slice, nice little extras!
