Delighted with my stay! Simple but very quiet & clean single en-suite room (No.3 on 1st floor) overlooking the rear garden. Nice selection of breakfast options, pleasant manager(s) with excellent & speedy communication, parking outside, & the ‘Old Town’ within walking distance. Thanks Duncan & Mei: you’ll be my first choice the next time I visit.
Staff was very nice, helped us get our luggage inside and very friendly welcome. Showed us to our room and showed us how to use locks, and let us know to reach out for any help we needed. Breakfast was amazing.

Lovely staff, very welcoming and friendly. Good breakfast selection. Would recommend!
Our stay here was great. The owners were available to advise on parking, shopping and restaurants. The nearby pub, the Old Bell, was a short walk and served good food and drink. There was also an Indian food restaurant that was excellent. All was good with our room. Parking is tight and requires 2 rows so the second row cars need to leave contact info (room no/name) if they need to move for a first row car to leave. Bus stop was very near and took us right to the Royal Mile, the Day Pass is a great option. Note that are several different room options, we had room 8 on the 2nd floor (level 1 in EU) lots of room and an ensuite bathroom.

Affordable accommodation with free parking. Many pubs around for a drink. Spacious room and ok breakfast. Toilet kept running. Apparently they knew, but they hadn’t bothered to fix it. Found three long hairs in both the room and the bathroom.
We paid £148.50 for one night (we had a 10% discount code for hotels.com so should have been more) and feel ripped off and did not get what we paid for. The room was covered in dust and not in a being ‘picky’ kind of way. It was all over the coffee/side tables etc. This is basic furniture that needs cleaning so it made us wonder what else hadn’t been cleaned. We then checked the bedding and there were bits all in that. Overall, this made us feel uncomfortable and gross. It didn’t help that we are unable to open the windows in any rooms. Regardless of the price, (e.g., if it was priced as what it was worth, £60-70 max) you expect a place you are staying to be cleaned.
The access to the house was easy enough and location fine and the bath/shower we big enough.
The lady cooking breakfast was lovely and prompt. There was cereals, bread (butter, jams) and cooked for food breakfast. The cooked breakfast was to order and you had the choice of: bacon, eggs, beans, sausage and hash-browns. I had eggs and bacon and couldnt eat it as it was too greasy for me with visible oil all over the plate.
There was no ‘mountain view’ as described, more of an untidy garden view.
Definitely would not recommend.
Location is great, very easy to get regular buses into the city centre.
I had a single en suite room for one night. I'll start with the cons and then give the pros...
Cons:
- The room is soulless
- The bed is super creaky
-The TV is tiny and reception was poor on some channels
- A mug would be preferable to a teacup
- The digital combination locks are clever but they'd be better if they could be silenced as I could hear the ones for other rooms
- There's a gap under the door so you can hear people walking and talking
Pros:
- The room was warm
- It's at the rear of the property so no traffic noise
- Sockets with USBs next to the bed
- Plenty of tea and coffee
- The bed was comfy
The best?
The owners were absolutely lovely! Breakfast isn't served until 8am, which is a little late for business travellers. I thought I'd need to skip it but when I mentioned this I was told I could actually get into the dining room at 7.45am whilst the room was being set up. This was perfect and allowed me to have the cold offerings and coffee - and put in my cooked breakfast order early so it was ready just after 8am!
The breakfast was lovely - far better than the big name chains I usually stay at. The bread for toasting was good quality and had a seeded option, and the bacon was cooked exactly as I'd asked. In fact, I ate far more than I would usually!!
When I was leaving I was met with a huge wave and wished well for my day. On balance it was an enjoyable experience!
To describe the property and room as basic would be an exaggeration. The only redeeming factor was the breakfast.

People were very sweet very clean
However the Tv was 10inches on the furthest wall couldn’t see it with 4 channels
Curtains did not keep room dark
Breakfast food quality was terrible
Room was on the 3rd floor with no baggage assistance. Mattress was memory foam topper on a sagging mattress below. Pillows were smelly. Breakfast was average.
