It is furnished to a high standard aimed at making your holiday as pleasant and relaxing as possible. The house has 1 large sunny double bedroom newly decorated with new bed for 2021 with delightful views overlooking The Byes on the first floor. Bedroom 2 is a very spacious twin room on the second floor again a sunny room with views of The Byes and fields beyond. The attractive bathroom is on the first floor with bath and walk in shower cubicle. The cosy sunny sitting room is perfect for relaxing and reading, again with views directly of The Byes. The dining room with dining table and 4 chairs, and comfy sofa to relax and watch TV, DVD, and games. The spacious modern kitchen with new for 2021 large fridge freezer, wall mounted double oven and washer /dryer; and double glazed stable type door leads to the rear garden. We feel the kitchen is equipped with everything you will need. Gas central heating throughout, is easily controlled making a very comfortable stay winter or summer. Unlimited WiFi is available, so holiday plans can be made from the comfort of your sitting room. It has sunny front and rear gardens well stocked with plants aimed at giving colour whatever the time of year. The rear garden is slightly staggered from the rear of the house - a Victorian feature. A garden table, parasol and chairs are available for sunny days. Handy, unlimited roadside parking adjacent to the house. The coast with its two main pebble beaches are a 10 minute very pleasant level walk through The Byes, and along the Esplanade. At low tide there are areas of sand perfect for sand castle building, while the rock pools provide hours of fun searching for crabs. The town with its wide variety of shops ideal for browsing, cafes, restaurants, theatre, cinema and numerous beautiful gardens are all a short walk away. There is adjacent roadside parking. You may prefer to leave your car at the house as it is possible to explore on foot or use the very good bus service. Honiton 8 miles away has good rail links. Sidmouth is excellent for exploring East Devon and Dorset. Lyme Regis with its fossil rich cliffs is a 20 minute drive. Exmouth with its large clean sandy beaches is about 15 minute drive. The World Heritage Jurassic Coast with its many unspoilt beaches can easily be explored driving as much or as little as desired. For walkers, Dartmoor National Park offers endless potential. For golfers, Sidmouth Golf Course is a mile away The Donkey Sanctuary very popular with families is a 3 mile drive. The Sidmouth Folk Festival at the end of July/beginning of August brings music and dance from many parts of the world. For something quite different the city of Exeter with its cathedral and retail therapy is about a 30 minute drive.
Dog blanket and bowl are provided. We do ask that dogs do not sleep on beds as further guests may have allergies or pets. The Byes provides the perfect place for a walk.

Property owners have been extremely helpful and very easy to contact, the property is located in the best possible location to enjoy Sidmout, ample space to relax and enjoy all that sidmouth has to offer, will 100% book again.
The house is in a perfect spot for walking into Sidmouth or through the beautiful Byes. Well equipped with very comfy bed although sofas could do with an upgrade. Only downside is parking can be tricky but we would stay here again when coming to Sidmouth.
Charming house in an ideal location just across from the Byes and a short walk into Sidmouth.
Parking can be a little tricky, but the owners had provided a folder containing lots of useful information, including alternative parking.
Perfect location for walking into Sidmouth and surrounding countryside via the beautiful Byes.
House was spotless and had everything we needed and more.
Our daughter loved what she described as "her cave"which was actually the loft room.
Will definitely return soon, thank you for letting us stay
Property is in a good location but parking could be difficult. House not ideal for elderly people as stairs very steep and no downstairs toilet. Location very quiet. Would be okay for a young family.
Will not stay there again.
A spacious house with a lovely little back garden to sit in. Front view is of the allotments leading to a small bridge over a stream with a 10 minute walk to town and seafront. A vibrant town with independent shops, cafe's, pubs and restaurants. Can highly recommend Dukes, The Anchor and The Chattery.
Great property for convenience of location and victorian charm. We only got in the car once for a day trip, all others were walks or bus rides. Property was clean, had mod cons and was very comfortable. Instructions were clear for appliances. Thanks to owners .
Very enjoyable stay in a house four doors away from where I spent the first eleven years of my life, with my grandparents living next door. Looking out over and crossing the little bridge over the River Sid to the Byes, a N.Trust couple of miles park, then passing the Old Toll House, heading for the beach via a car-crossing ford, has not changed in sixty years.
Sidmouth is still a delightful gem with the red cliffs of Salcombe Hill and Peak Hill protecting it either side.
Lots to see and do....ride on a tram along the River Axe at Seaton, visit the old mining caves at Beer, and admire the donkeys at the Donkey Sanctuary.
The house was very well equipped with everything required, also the beds were very comfortable. All in all a very enjoyable week.
Lovely house, great location but be wary of the stairs
We loved our stay at this lovely well located and well equipped cottage. Our only comments would be that:
- visitors considering this property should be made aware that the stairs are relatively narrow and steep. This means that transferring luggage is not easy, especially for more elderly guests, and they are potentially dangerous for guests on the top floor who need to visit the bathroom on the middle floor in the middle of the night. Also, be aware that the stairs also open straight into the bedroom on the top floor with no door or separation,
- The water pressure from the shower head was very low, (we noted that this had been mentioned in the past), and was only acceptable when adjusted to provide a narrow jet,
- the bed on the first floor was indeed very comfortable but the springs in both worn mattresses in the bedroom on the upper floor could clearly be felt and need replacing,
- Having worked in tourism for many years, we were surprised that there was no welcome pack such as tea, coffee, a bottle of wine etc which is such a standard feature in comparable properties.
These comments are in no way a complaint but intended to be constructive so as to fully inform future guests & help the owners to turn a lovely property into a truly top-notch one!
We enjoyed are stay at the property. Being next to the Byes was a bonus and great for walking the dog.The only criticism was the parking situation. Ideally if every property had its own parking bay then this would overcome this problem.Overall we had a lovely time and would recommend Sidmouth to anyone who asked.
Lovely little house, perfect for our dogs, as we are local and were staying for three weeks whilst renovating our new home, we had everything we needed there.

Good location for the byes
Good location for walking on the Byes, 10 minutes from the seafront. It is a Victorian house and the stairs are tricky on the 1st floor landing next to the bathroom. 4 minutes from an amazing pub called The Volunteer Inn, which has amazing food and is well worth a visit.
The property was excellent and in a nice quiet part of Sidmouth. It was a bit of a lottery with regards to parking, but I think that was because several properties had contractors in working.
We had a most enjoyable two weeks in this comfortable property. It is conveniently situated overlooking the trees and grassy area known as the Byes which provides an easy walk to the seafront and the shops. The house is well equipped and the information given in the folder is comprehensive and helpful. We thoroughly recommend a holiday here.
