The Hotel was not fit to be open to the public. The room was badly in need of redecorating. The bathroom basin was blocked. The whole place was shabby. You stuck to the dinning room floor when walking on it. Could carry on but would run out of writing space.
Staff were great though!
Checked in, the hotel looked either half finshed or broken years ago & never repaird. Total dive. Walking in from the car park a person clearly under the influence walked behind the hotel met someone & then left again.
Everything was dirty run down & unkept, we decided to just finish our holiday early & go home instead of stay the night, would never recomend anyone stay there

Spacious, dated and faded, but comfortable too.
This grand station hotel is somewhat faded, reflecting the downturn in demand. However, it deserves to be supported so that in time it can regain it's crown in Perth. My stay was comfortable; though the room was a tad cool. The bed was really comfortable, though the bathroom was dated. Tea and coffee making was provided in the room, but the evening restaurant was closed due to Scottish Government COVID restrictions. Breakfast was from 07.30, but I needed to catch the 07.48 train. The Hotel staff facilitated a hot drink, toast and yogurt as well as cereals, so although not a Scottish cooked breakfast it was enough to see me on my way with some sustenance. Overall, a tad expensive, but I shall return, as the room was spacious and quiet. It's just across from the station and 5 minutes walk into town.
Nobody at reception, waited 15mins before anyone came.
Room was absolutely freezing, had to sleep with towels over top of quilt to keep me warm even with two heaters.
Single glazed windows made it very noisy.
Room very dusty and cushion on the bed had something stuck to it which cleaners kept putting on bed till i threw it in wardrobe.
There was something that looked like sick on the portable heater.
Blood splattered on arch above bed.
Dirty marks up the bathroom wall from the heater.
Wallpaper peeling off.
Chairs in bedroom filthy.
Floors sloped at an angle.....need i go on.
Perhaps not all rooms are the same but room 100 was not good.

the room was very small although adequate, needs upgraded, the first night was quiet, breakfast was not prepared at the same time, when I went, there was no bacon, mushrooms, hash browns, black pudding, I waited for bacon then got the last egg, the food was brought out individually. the 2nd night was very noisy due to a party underneath the room, did not finish until 1am. we had to phone down to reception and complain.
Terrible. It is not even three star, but two at a push. Why? Well, room falling apart, mould everywhere, room freezing cold with very little heat from the radiator, no facility to get food or even a coffee prior to 7.30am, and terrible service I.e. no response to calls or emails in reference to the electric toothbrush that i left in the room.
Very good value and convenient location both for city centre and trains and buses. Room spacious but a bit chilly. Lift is a bonus. Breakfast is included in price and is good.
Absolute gem at an incredible price. Stayed for hogmanay and was able to attend their new year's eve party... Free DJ and prosecco, yet they managed to keep the noise down so we could sleep. I didn't try any food but everything else was perfect. Thanks.

Unfortunately will not stay here again. Have stayed on many occasions but this was the worst visit yet. Bar closing at 3:30pm in the afternoon - and being told by member of staff due to cover not coming in as sick and then Manager tells us that there are technical issues - no beer. Blatant lies - and when challenged gentleman did not know what to say to us. The holte has been undergoing "refurbishment" for some time now and it is not apparent downstairs. Very very disappointed and would not recommend unless you like to be kept waiting. Breakfast was a farce - as only one of the heating pans was switched on - only go hot fried egg as waiter had just brought a fresh plate through when we arrived in dining area. Not happy.
Room was freezing. Not hot water. Shower and bath both stone cold. Cleanest part of room was bathroom. Curtains were all stained. Bed wasnt comfy at all. Very dissapointed

Dit hotel is oud maar netjes. De kamers zijn echter niet goed te verwarmen. Ook de rest van het hotel was redelijk koud. Het ontbijt is eenvoudig. Op de tweede dag was het ontbijt niet klaar, waardoor we weinig hebben kunnen eten voorafgaand aan de terugreis.
I read the reviews before staying, and I was fine with dated carpet, etc. But the noise! The old wooden floors creak so much, and there seems no insulation whatsoever. We could hear every single step, drop and bang from the room above us, and there was a lot. They may as well have been in our room. Add to that he late night noise from buses and trains, and you get very little sleep.

Excellent location, Tired hotel
The location is beautiful, the staff very friendly however, the interior of the hotel is very dated and most definitely needs much attention. The mattress in my room is without doubt the worst I’ve ever slept on, extremely uncomfortable! Unfortunately, apart from the location, I cannot recommend this hotel.
