Guest Access

🔑 The General Store Annex is located in the heart of Short Hills' historic district. Please pull into the driveway and park in the furthest spot on the right, parallel to the backyard, right next to the walkway that leads directly to the annex - this route does not require stairs. The annex can also be accessed from the street, via wide and easily negotiable steps that pass the European courtyard. Either way, the entry is completely private. Your door code will be sent to you prior to check-in along with the rest of your check-in details.

Guest Interaction

The annex is completely private, with its own entrance and private outdoor patio. We're available daily from [9:00 AM - 9:00 PM] to help with anything you need, and we monitor for urgent matters outside those hours as well.

Professional house cleaning is required once per month for stays longer than one month, at $150 per visit. Once your stay is booked, we'll schedule the cleanings with you directly.

Additional House Rules

House Rules:

By completing a reservation, you confirm that you have read, understand, and agree to comply with all House Rules outlined below. This constitutes your acceptance of these terms. Violations may result in liability for any associated damages, fees, costs, or expenses, in addition to the terms of your signed rental agreement.

We take every detail of your stay into consideration and hope your visit to Short Hills is enjoyable and memorable.

Reservations & Verification
The person making the reservation must be at least 30 years old, present and staying at the property for the duration of the reservation, and is required to provide a valid photo ID. A signed rental agreement is required to confirm occupancy, sent via secure e-signature after booking.

Occupancy
The number of overnight guests may not exceed four (4), and full names of all guests must be provided in advance. Exterior security cameras are in use for safety purposes.

Supervision of Minors
All persons under the age of 18 must be under adult supervision at all times while on the property.

Check-In / Check-Out
Check-in is at 4:00 PM and check-out is at 10:00 AM. Early check-in or late check-out may be available upon request - please ask at least 48 hours in advance so we can confirm availability. Overstaying check-out without prior arrangement may result in a $250 fee for the first hour, plus any additional costs incurred as a result of delayed cleaning or disruption to the next guest's arrival.

Neighborhood & Quiet Hours
Our properties sit in quiet, high-end residential neighborhoods, and we ask all guests to be respectful of the property, neighbors, and surrounding community. Quiet hours are from 10:00 PM to 8:00 AM daily.

Parking
Please park only in the designated spot(s) provided for your property. Street parking, neighboring driveways, and lawn parking are not permitted.

Pet Policy
Approved dogs are welcome - please see listing for pet count and weight limits. A non-refundable pet fee applies per approved pet. Cats and other animals are not permitted. Unauthorized pets on the property will incur an additional fee.

Pet Linens & Furniture
We provide pet blankets to protect our furniture and bedding - you're also welcome to bring your own. If your pet will be on the beds or furniture, please use the provided (or your own) blankets. Evidence of pet hair on linens or furniture without a blanket in use will incur an additional $50 cleaning fee.

Smoking, Vaping & Open Flames
Smoking, vaping, tobacco or cannabis products, and open flames of any kind - including candles and incense - are strictly prohibited on the property, both indoors and outdoors, without exception. Violations will result in a $250 fine plus any associated cleaning and repair costs.

Firearms & Weapons
Firearms and weapons of any kind are strictly prohibited on the property.

Parties, Events & Noise
No parties, events, or gatherings are permitted without prior written approval. Guests are expected to comply with the City of Millburn's noise ordinance at all times.

Illegal Activity
Illegal activities, including drug use and prostitution, are strictly prohibited and will result in immediate termination of the reservation without refund.

Commercial Use & Photography
The property may not be used for commercial purposes. Commercial photography or videography requires prior written approval.

Remodeling & Alterations
Guests may not paint, alter, remodel, or make any structural changes to the property, and may not remove, replace, or rearrange fixtures beyond ordinary use.

Internet
Complimentary WiFi is provided as a courtesy. While we make every effort to ensure reliable service, we are not responsible for interruptions and cannot offer refunds related to internet connectivity.

Trash & Recycling
Please place all tightly secured trash bags and recycling in the designated bins located behind the white fence along driveway.

Trash and recycling bins should be placed at the street on Sunday and Wednesday evenings for pickup on Mondays and Thursdays. Please return the bins to their designated area by midday following pickup to avoid fines from the Town of Millburn.

Please note: Recycling does not need to be separated - all recyclable items may be placed together in the same recycling bin.

Diapers and dog waste must be individually bagged and securely tied before being placed in the trash bins.

Kitchen
To help keep the kitchen running smoothly, please use the exhaust fan when cooking, and avoid disposing of food or scraps down the sink.

Toilets
Please flush only toilet tissue. Baby wipes, feminine hygiene products, and other items can cause serious plumbing issues and are strictly prohibited.

Starter Supplies
The property comes with starter quantities of essentials - toilet paper, paper towels, tissues, laundry detergent, dish soap, dishwasher soap, hand soap, shampoo, and basic cleaning supplies. Guests are responsible for replenishing anything needed beyond the initial supply during their stay.

Third-Party Services
We're happy to recommend local services such as private chefs, bike or golf cart rentals, and cleaning add-ons. These providers are independent and not affiliated with Seaspray Luxe; by using them, guests agree to release Seaspray Luxe from related claims.

Damage & Property Care
Guests are responsible for leaving the property in the same condition as check-in, ordinary wear and tear excepted. Any damage beyond normal use will be charged accordingly.

Payment by Check
Payments made by check must be received at least 15 days prior to arrival to allow sufficient time for the funds to clear. If a check has not cleared prior to the scheduled arrival date, the Guest will not be permitted to enter or take possession of the Property until all required payments have cleared and funds have been received by Owner.
