Richard and Pamela are so friendly and helpful. The Inn itself is absolutely gorgeous. Food was amazing every day! Would definitely stay there again next time I am in the area.
Beautiful southern home and lovely hospitality. The owners were such gracious hosts, providing me with great suggestions for places to visit while I was there. Loved the whole experience. Couldn’t have asked for anything more!

Charred Oak Inn is an absolute hidden gem! Fabulous old house with modern renovations. Pamela and Richard are super hosts: friendly, great at sharing the history of the house and surrounding area. Welcome “tea tray” was extremely thoughtful and delicious! Breakfast was phenomenal. The hosts did everything to make our stay memorable. This truly is a superb place to stay. Can’t say enough about Charred Oak Inn. You’ll love it!
One of the Best B&B I have ever had the pleasure in staying. Pamela and Richard's home is a perfect place to visit towns in Kentucky plus being in an ideal location for those who want to visit the local distilleries. The food is above and beyond with an actual sit down breakfast that has full range to satisfy everyone. The afternoon snack is more of a nice lunch. It was all delicious! The parking is more than adequate. The bedrooms and bathrooms were specious. Look forward to staying again.
The property was 5 star and very well maintained. The hosts were so generous and thoughtful into what it required to be a success. They shared history of the Inn, were very precise & prompt in every aspect. I really appreciate the detail they incorporated into their management. For non-techy older adults, the welcome baskets and breakfast options were difficult to respond to. And time consuming to disseminate and properly respond. But so very nice to offer and request in advance. Security, door locks made us feel very comfortable. We loved this Inn and their hospitality.
This place is beautiful!! Snacks and breakfast were amazing! The bed was so comfortable. I wish I could have stayed another night or 7! It’s close to Woodford reserve distillery and some good restaurants and bars. Hospitality was spot on! Best hosts ever!

This is a perfect place! My husband and I stayed along with two other couples in order to visit the distilleries in the area (Four Roses, Buffalo Trace, Woodford Reserve, and Wild Turkey). Pamela and Richard were amazing hosts. They recommended the bourbon bar and pizza place a short walk from the property, the Heirloom in historic Midway, and told us how to watch the horses train at Keeneland. All were wonderful enhancements to our planned activities. The breakfasts and afternoon "snacks" were all delicious. Snack in quotations because they call it a snack, but it was enough food to replace a meal. Pamela and Richard were very flexible with the timing of meals and offered several choices for each. The rooms and bathrooms were spotless, and the king-sized beds were very comfortable. A quick text was all that was needed to get more towels, shampoo, etc. Each couple had their own room of course, but we all gathered in the beautiful dining room for breakfast, the patio for snack, and in the evenings in the lovely living room where there is a wet bar with ice maker, a variety of glasses, and soft drinks. You can BYOB adult beverages. I wish I had a magic portal to instantly transport the Charred Oaks Inn and Pamela and Richard anywhere we travel!
This was my husband and my first B&B experience and it was spectacular! Pamela and Richard were very welcoming and the communication was amazing!! The house is beautiful, the food was delicious, the bed was very comfortable, and we will definitely be back!

We had a lovely, spacious room with a very comfortable bed in a beautifully restored historic home. The innkeepers, Pamela and Richard, are friendly and helpful without being intrusive. The home is quiet yet well located for easy access to Lexington, Keeneland and bourbon distilleries. There are many nice touches like free dessert and cheese and crackers set out in the evening, in addition to a full breakfast.
Pamela and Richard are such a lovely couple that helped us in any kind of way. The accommodation was beautifully set up. Everything necessary was available and even beyond.
Our hosts really went the extra mile for us. They made superb recommendations for activities and helped make reservations at the best restaurants in the area. A complementary bottle of champagne and a card wishing us a happy anniversary just magically appeared. In short, we were treated better than family. It was this and so many other little details, such as fresh flowers in all the rooms and beautifully presented foods, that made our stay so pleasant. Pam and Richard are genuine and generous. We will certainly be back!
This is an amazing place. The suites are large, comfortable, and well appointed. Richard and Pamela are the perfect hosts. The breakfast provided was fit for a 5 star hotel. I cannot imagine a more perfect place to stay.

Wonderful historic B & B. Inn keepers were very knowledgeable of the history of the area and were very accommodating in all aspects. The breakfasts were delicious and we looked forward to our evening dessert!!!! We look forward to returning when ever we come back to Kentucky!!!!!! We were there 4 days and thoroughly enjoyed our stay!
