The property was very close to a central area. The room was spacious, but it was noisy in the property, especially early hours.
If your just looking for comfort at a cheap price this is a great place however the hotel has no pleasant ambience or vibe. For just a place to crash it is great but to chill at not so great

Originally booked for only 2 nights but extended by 2 more night because of this hotel. Reception staff was really friendly, helpful and honest from the moment I arrived until I left. The boy helped to arrange everything from motor bike rental and laundry to bus tickets (to Siem Reap). The room itself was very comfy. It was clean and AC is New and made by LG. Suggest spending 1 day taking motorbike to Bokor National Park (Church, big Buddha, abandoned casino, ancient king residence, waterfall, lake), 1 day to La Plantation (pepper plantation) and 1 day to Kep (to eat crab, see crab market and do 2 hr National Park trek). For food, I highly recommend European quality dining for very reasonable prices at Auberge du Soleil and Atelier. Enjoy!
Enjoyed our two night stay, air conditioned room is well worth the extra $$. Hotel is in walking distance to main shops, river etc. only problem was our shower was broken. But overall enjoyed our stay. Staff were very lovely and welcoming.

I only stayed here for one night. I arrived around 6pm and left at around 9am. It's definitely not a place to meet other travelers. It's a very local guest house. I was placed on the very top floor. No A/C, large bed that had clean sheets. Overall had a restful night as it wasn't bad with the fan. Definitely not a modern place-bathroom could use some modernization, some cracks on the wall, etc..
Reception was OK--I asked if there was a place to eat nearby and at first told me know and only recommends one place across the street. A 2 min walk lead my to an area with other guesthouses and a hostel that offered food. I wouldn't stay here again just because the vibe isn't great.
About 8 min walk from central bus area near Durian roundabout.
Had a fantastic stay here. For less than ten bucks you can get a private room. New building, super fast wifi, water bottle refill in the pharmacy downstairs. It's close to everything and the rooms/beds are extremely comfortable. No question I would stay there again.

Lots of red ants in room as mentioned in other reviews but they're tiny and didn't bite
Our first room had a great king bed with large bathroom. Unfortunately after a 10 minute nap I woke to red ants crawling over me. We were moved to a twin room (not ideal for a couple) but I think ants are a problem in the whole town. The room & guesthouse are very new & clean, there is a mini mart opposite and the riverfront for cafes etc is a 5 minute walk. The staff here are really lovely & helped us with a say trip and onward travel.
