Had a short but wonderful stay here! The gentleman that checked us in carried our bags up to our room for us and allowed us to check in a few minutes early. Location is very convenient and close to the city center. Overall wonderful stay!

What a beautiful little gem of a place! It was about a 12 minute walk from the train station and located directly across the road from the River Ness, with a spectacular view from my bedroom’s huge window. The owners were lovely and the room was perfect. It had a comfortable bed, ensuite and great little breakfast each morning. It is close to all of the downtown pickup spots for tours, and also a short walk to the Ness Islands, Leakey Book Shop and the church whose name I can’t remember. I couldn’t be happier with my stay!

The property was conveniently and located in a nice mixed residential area, It is clean, the owner and daughter were nice and helpful. The bed, and linens (thin and rough) were lowbrow and breakfast was comparatively less generous in its offerings than other 3 Star properties.

Check in was smooth, appears the manager of the place does check in and serves breakfast, possibly cooks the breakfast. Place is very run down, bedding was clean but carpet is stained, and areas of building were extremely messy and cluttered. Breakfast was good, dining room clean. Grounds were also very unkept.

This was a very nice B&B. The location is perfect, along the river and walking distance to downtown Inverness. The hotel owners are lovely and the breakfast was good. Parking onsite and included which was nice. Our room was clean & spacious. Our bed was small (only a double and bedding was ok). Overall it is a very good 3 star b&b & would recommend if on a budget looking to stay in the heart of Inverness.

I had a very lovely stay. Phi and her Dad Moray were very kind and accommodating. The decor was so beautiful and homely and simply felt like you were visiting your family's house. ☺️. Breakfast was continental and there was plenty of variety but please don't expect a cooked Scottish breakfast. Attic single room was very cosy and comfortable and front garden was very pretty overlooking the River Ness! Highly recommend! Thank you Phi!!

The service was excellent and had great choices at the continental breakfast. Super fast and easy check-in and the owner was easy to reach and to respond. The room was clean and had all the amenities. The property is well situated with ease of walking everywhere downtown Inverness for local attractions and shopping. We would definitely go back.

2 day break in Inverness

Visit to Inverness for a couple of days before we headed to Aviemore . The room was a good size and not too far from the centre, it was lovely to stay near the river. The only complaint we had the curtains would not stay on the rail and were very light so were getting woken up really early. The footpath walking through the gate towards the b & b then paving slabs aren’t very wide and makes it difficult to get your suitcase on.
