There was a very small parking area to the rear. The property entrance hall and stairwell need refurbishing - large stained areas on carpet. Room was adequate and beds were comfortable. No disturbance but a lingering smell in room, partly a drain smell from shower. Needed a spare key for my son butvthere wasn't one. Good, frequent bus system, into Edinbugh, from stops very close by.
Great property? It was clean and felt like I was staying in friends house as far as comfort. Host was polite and welcomed us upon arrival. Would recommend this if staying in Edinburgh.
A nice place to stay for a night. No frills. Clean and tidy. Parking for a couple of cars to the rear, but these are tight spaces. Bus stop right outside will take you into the city centre (about a 20 min bus journey). Tea and coffee/shampoo and conditioner supplied. Breakfast was continental and nice.

The hotel is old and tired, the bathrooms need work. Linens are clean and the staff are lovely
The service was great, friendly, kind, awesome from management to housekeeping, I always have clean towels, new sheets, always help in our requests...quiet place to sleeo, affordable price, the room is big, and transportation is so clise, and smallnshopping center around 15 minutes walk...Thanks fir gave me your vest. Breakfast is a plus, love it.
We loved the fact you can grab a bus to take you into the city, so close. The wonderful lady in the morning got to know us and confirmed our coffee and toast order. She knew us and was so warm and friendly . This place is perfect to sleep, grab your breakfast before you head out for the day to explore Edinburgh. When you are on vacation it hits the spot and I would come back again in a heart beat and stay with you all.

Overall the room was ok, but there was a definite bad smell. Not sure what it was. Easy check-in and friendly staff.
The place is excellent to me. I've read some of the comments here about the place is being old.. well all I want is a place to sleep over cause I will be exploring Scotland all day and this place is perfect to me. Location, its about 20 to 30 mins by bus when going to City Center. Bus stop is very near the place. Only few steps away. About the service, its very good. I encountered some minor problem upon check in and I reported it immediately and they take action very quick. I have to commend them on that. They serve free breakfast and the staff are very accomodating. Surely will book here again when I go back to Scotland. It is worth it what you pay for.
When we walked in and seen all the carpet stained and loose, we thought what will the room be like. It was marginally better. Very dated and needs a lot of work. Breakfast was nice.

Lovely staff but room quite basic
Staff were nice but I would say it was very overpriced for the room itself, the bathroom smelt like damp and there was mould in the shower, I also wasn’t given a towel in my room. Nice addition to offer a continental breakfast.

Where trying to get into the building was stressful due to a lack of connection to Expedia systems, once we were in the lady was helpful n attentive.
The room was all we needed and was clean n tidy. It could do with a make over.
Otherwise a great place to stay n close to the bus which was easy to use.

Room was very small but comfortable. The beds were clean but the room could have been a bit cleaner. There was a shade that was not up that was against wall and had cob webs around bottom of it. The staff was very friendly and the morning breakfast itself and the breakfast area was very nice indeed! Over all, decent place to rest your head for night!

Great location-average accommodation
Location was excellent with good bus connections to Edinburgh. The accommodation was comfortable enough although the TV screen was very small with a poor picture.
Wallpaper was peeling from the walls which detracted from the ambience.
Also the fsct that there was seldom someone on the property was not good.

Bad experience
The room's floor makes a big noise, the wall does not avoid the noise that comes from outside.
The bathroom is small.
The room was not cleaned every day.
The breakfast was nice.
For the cost, give this one a skip. The place is very run down, very smelly (maybe a plumbing issue?), WiFi was intermittent, and check in process was sketchy and unclear. Continental breakfast was decent, so that was a plus (cereal, toast, boiled egg)… Honestly, was ready to leave first thing in the morning. Would not have stayed a second night if we had booked longer.
We stayed for three nights, room rate overpriced for condition of facility. Room we were in (3), desperately requires redecoration as the wallpaper is peeling off the walls (possible damp problem). Breakfast was basic for being advertised as Continental, but no restriction on amount you could have. Staff member very attentive to one's needs, but a wee bit too enthusiastic with trying to clear the table at every opportunity. Parking available which is always a bonus and close to a bus stop for easy travel into town.
Check-in was confusing. Was sent a WhatsApp to fill out information online to get check-in information. Got receipt confirmation, but nothing about how to check in. Arrived at the location and sent a WhatsApp asking how to check in - no response. Went to the front door and tried to call the number listed and it didn't work. Rang the bell, and got an automated message saying no one was available. Went back to my car to try to call another number, and several minutes later, someone came outside asking if we were trying to check in. The person checking us in was very nice. Got to our room, which is very dated and not very clean. There was a layer of dust on many parts of the room, and the throw pillows on the beds were stained. The bathroom reeked of urine, and looked like there was mildew in many places. The only positives of this place were the fact it had parking, and the staff were very kind at check-in and breakfast.

Avoid if you can
Best to avoid this place, in desperate need of an upgrade, marks on the walls and ripped/stained carpets. The bathroom had mould spots on the ceiling, a toilet that didnt flush and a grim shower. Whilst the room was warm and the bed linen looked/smelled clean there was some small staining. The property was also quite far from the city, definitely not walkable. We didnt eat the breakfast as we saw that you actually have to pay an extra £5 for a hot one. Didnt see any staff but check in was a breeze as i was whatsapped all the information and their was plenty of parking.
There is very little to say positively about this place. The mattresses are worn out and you feel the springs and can see the indentation from bodies over time. The carpet is worn out on the stairs to the point you can see and feel the carpet nails.
The mouse traps in the room are discouraging and then there is left over food from other visitors.
The bathroom needs to be deep cleaned to remove the mold, dirt and mildew. Really not a place I would stay at or recommend.
Breakfast did have good toast and the staff was there the second one was done with anything to take those items away.
There is one hour for breakfast and limited check in time. Overall, keep looking for another place to stay, this facility is over priced and is in need of a good cleaning and several repairs.
