Can’t rate property because when we got there we were told they overbooked and we didn’t have a room. They then sent us to another hotel a few blocks away that was old and dingy. It did have a better location and staff were very helpful and accommodating at that hotel. Can’t say I would recommend either places though.

Decor a little dated and bed could do with an upgrade as you could feel the springs in the mattress ! However - to counter this improvement .. the staff are very friendly and helpful. Hosting skills excellent! Location is also really good .

Superb

Very comfortable, host was excellent, she couldn’t do enough and was knowledgeable on the bus routes to save driving, hot weather and a fan was in the room for when we got back at the end of the day, breakfast was superb, nothing was too much trouble, a mile or so walk to the old town but worth the sacrifice to stay again.

Fab time.

Excellent hotel. Staff were lovely and went out of their way to look after us. Breakfast was brilliant and very filling,gave us a great start to the day for walking around Edinburgh. Great location as well, around 25 minutes walk from old town but regular buses go past hotel if needed. I would definitely stay here again if I come back to Edinburgh. We were in Edinburgh celebrating our anniversary and on last day we were given a box of chocolates,it was a very nice touch. Loved our stay here and would highly recommend it to anyone.

Brilliant… Great location, free parking, and staff that couldn’t do enough for you… always a smiling face to greet you. Rooms are adequate with a great shower…. Easy 0.8 mile stroll into City…

Disppointing. Basic.

Nice friendly staff but premises are tired and basic. Moved room on request as the initial one offered was cramped and dark. Facilities basic..beds uncomfortable, pillows like pancakes. Corridors smell of food as the whole building bar bedrooms is open plan. Fire doors in bedrooms don't fit door frames so rooms smell of cooking also.. not good value for money. Wish i had booked Premier Inn instead

This property was in a great spot--far enough outside the city center that its not terrible to drive to, but close enough to walk or take a short bus ride to it. In fact, the bus stop is literally right outside the front door. The room we stayed in was beautiful! We couldn't believe we got the big suite with the big windows at the price we paid. The bed was comfy, and there was plenty of room. The staff were very friendly, providing tips and offering to let us stay parked after checkout so we could go see more of the City before our flight. One concern we had was the wifi, as neither of us was able to connect, but we didn't stick around long enough to worry about it, as we had a city to explore. If we had asked the front desk staff, I'm sure they would have helped us out.

The room was small, the bathroom a tight fit and the furnishings veneered particleboard. The bed was comfortable, the staff were warm and tried to be helpful, and the breakfast was filling and enjoyable.

Fantastic Hotel

The overall experience at the Regency was fantastic. The staff were exceptional especially Vajarna who couldn’t do enough for us. Will definitely be up again in August

Nette kleine Unterkunft mit sehr freundlichem und hilfsbereitem Personal! Die Lage ist gut....ca. 20 Gehminuten von Edinburgh Castle entfernt. Zimmer sind sauber allerdings etwas abgewohnt. Aber alles in allem sehr zu empfehlen.

Wonderful and welcoming

They were super nice. Parking is a bit of a challenge as there aren’t many spaces but the staff is helpful. The showers are very small but the room was nice. If it’s going to be hot when staying be aware there is no air conditioning. When we were there it was cool enough not to be a problem.
