great city nice people. the guest house was really nice and clean. great service. good breakfast.
No internet access. Room was freezing, because the windows weren’t sealed. I could see gaping holes. Appears to be in need of a lot of repairs. Not much customer service.
Bathroom - disconcerting to find previous guests hair in the shower and toilet.
Room 4- ‘family room’ , too many beds for the size of the room , there was only 2 of us and we were dodging each other. Nowhere to sit other than the bed and no guest lounge either. TV very small. Black out curtains were great.
Staff unfriendly and indifferent. No one met us, no one introduced themselves, had to ask how the hot water worked, it had a weird switch under a table itn the bedroom wall.
Wifi worked well.
Location - near to bus stops but pretty long walk to city otherwise. Most food options nearby seemed to be pizza, pubs/ bars didn’t do food. Although the Indian restaurant on Leith Walk was lovely
Very overpriced compared to other bnb’s we’ve stayed in this week.

Edinburgh accommodation.
The Guest House was overpriced. It would have been adequate if the cost had been less. The whole City is massively overpriced and probably every other Guest House shared that failing. I shall never visit Edinburgh again, disappointing.
Here for one night, were leaving early so they arranged a picnic breakfast for us to take to the airport. Nice touch. Bed was comfy and facilities good
Somehow we had the feeling from the beginning that we are in someone else`s house as foreigners.
However we are regular travelers and stayed in many B&Bs before. Didn`t find very welcoming by some reason.
We got probably the smallest room we just squeezed in. The bed was extremely soft, I could sleep only
with two pillows under my lower back. However the room and the house was clean.
The breakfast meant to be "Full Scottish" what we had to choose from a list of breakfast menu every previous evening - bit weird, nowhere experienced this before. I would say to prepare that breakfast should not have taken more than 2-5 minutes. On the dish there was a sausage which is the cheapest frozen Iceland one (what you would ignore to buy yourself) escorted with a fried egg, some baked bean and 1/8(!) tattie, half a tomato, bacon and some toasts - no mushroom and black pudding - all looked small portion and cheap.
When we left, no one asked whether we were happy or do we want to return at all. Typical budget B&B where you stay only 1 night and will never return.
Lovely and quiet hotel, friendly staff.
We arrived earlier than expected at the hotel and they were kind enough to let us check-in so we could get on with our visit of Aviemore.
Good price with breakfast made to order included.
Definitely recommended.
We stayed here for 5 nights and we would stay again. Clean, great breakfast, fast wifi and friendly staff. We never took the bus (which stops exactly at the front door) and we walked every day to the city center in about 15 minutes. Definitely a good deal for your stay in Edinburgh.
Had a wonderful stay at the Guest House. Catherine, the proprietor, was extremely nice and helpful. What was very helpful was that she allowed us to leave our bags on our last day while we went sightseeing. This way we didn't have to lug our bags around during the day before we got on our train to our next destination. We would definitely stay here again.
when booking on line no breakfast included but booking directly it is and at same rate when I checked so we declined breakfast.
Owners very friendly and obliging and room 3 very comfortable with private bathroom. Enjoyed our 4 nite stay.
The Craigmoss Guest House was in a great location if you are looking to relax and escape from the city noise. It is quite a ways from the city center and Royal Mile. We would highly recommend contacting the owners of the location before arriving to figure out transportation to get their home. We stayed in their ensuite room (includes private bathroom located inside the room) and it was located all the way on the top floor. The room did not have air conditioning and got really warm during the day and lingered through the evening. It is a small, cozy room. Please note the price you agree to pay on Hotels.com does not include the breakfast. We were not aware of this and when we checked out the fee was added on top of the price agreed to pay upon arrival.
Very friendly owers and B&B was generally very nice. Local area was ok and about 20 minute walk to central Edingburgh. I was travelling with 3 kids so as to be expected, space was a bit tight. No real complaints otherwise and would fully recommend.
People reviewing on-line appear to give quite 'picky' reasons for a poor rating but my partner and I genuinely don't recommend staying here given the quality available elsewhere for much less money. At ultimately £100 a night cost for two people including breakfast, we expected much better quality. Other 4 Star B&B's in Scotland we stayed in that week were some £20-£25 a night cheaper with better quality and sized breakfasts (i.e. not burnt toast as on last morning and not the cheapest possible bread), room cleaned daily, toiletries provided in the bathroom and an information pack/booklet in the room plus someone actually greeting you on arrival to show you to your room (all of which lacking at Craigmoss but seemingly standard at all others). Our separate bathroom was clean enough but the shower never got hot no matter what setting, very disappointing for the price. Breakfast was served an hour later on the Sunday morning but there were no signs to advise you of this at all anywhere, which was very unhelpful and meant we as guests could have had a lie-in. In the early hours, my partner was woken up by someone knocking loudly on our neighbours door, yet when mentioned the owner offered no apology appearing very dismissive stating they didn't hear it. Didn't feel like we were genuine 'guests' at this guesthouse and the 'attentive, more personalised service', as required by the Scottish Tourist Board' 4 stars, was invisible.
Decided on a trip down leith for a change. This b&b was ideally situated for our purpose. Nice and friendly, ideally situated and overall clean and tidy although, if you were staying longer a larger room would be better..
