Parking was the only nightmare, there are a few spaces out front of the hotel but getting a space seemed like a task you would spend most of your holiday trying to attain.
Reception was very friendly.
The room was fine and nice and clean.
The 4am wake-up call from the seagulls were unbearable, obviously not the hotels fault but getting double glazed windows would make sure a difference.
Lovely clean bright B and B we are staying again in Dec definitely recommend

hate hidden charges
not very impressed about the late check in charge of £15 for after 8pm, there was no mention of a charge at the time of booking, if I've missed it, it wasn't very clear to begin with, thankyou hotels.com for refunding this charge
Great location except for proximity to night clubs on St.James Street. The proprietor was very nice. The building was very quiet.

Disappointing
I was generally disappointed with my stay at LimeHouse.
On the plus side first... it was clean, spacious (room #2), internet seemed fine and it was in the location I wanted.
On the downside... the pillows were like sandbags (when I left a note to see if there were softer ones, I received no acknowledgement or reply), the king bed was 2 singles pushed together (you could notice the gap) and the bed wasn't the most comfortable. In room #2, there were 2 skylights right above the bed with no blackout blinds so it was very bright at 5:30am!! At various times (incl. 11pm) there were people in the back garden talking loudly right outside the window. I'd say there are better places to stay nearby that also incl. breakfast and netflix at the same price.

A decent well located hotel but also a mixed bag!
Positives: Absolutely fantastic location - very close to the centre of town but relatively quiet. The room was clean, spacious and well designed and really an excellent standard for this grade of hotel. The tea/ coffee selection was good and there was a nice selection of useful "extras" such as iron, hairdryer .
Negatives: Service is pretty minimal. You arrive and it is very unclear that you should check in across the road at their sister hotel. I have now seen a lot of comments about that on here so I feel that they could have done more to make that clearer given it comes up consistently in feedback. When I did meet the staff, they were very friendly and personally I don't mind having low key staffing but it did occur to me that given there was no obvious staff presence in the hotel it was really unclear where to go if you should have any issues during your stay.
The main negative was the noise. The stripped wooden floors meant we could hear everything in the rooms around us, even to the extent that we could hear the conversation of the people staying in the room above us. We were woken up several times in the night by people going up and down the stairs and walking around their rooms and by 5am we were praying for a bit of underlay!!
There really was a lot I liked about the place but at the end of the day the basic function of a hotel is to be a place to sleep and as the noise meant we didn't get much of that it would be difficult to grade it any higher.
Accommodation was in a good spot near the pier, central Brighton, markets and Kemp Town. Some decent bars and places to eat near by.
We were in room 6, which was on front and had side sea view and view over park. Nice decorations. A bit ikea-esquire. I wouldn't call it a boutique type place. We had to collect keys from over the road at the strawberry. Which was a bit unusual. There were no communal areas which I expected.
All staff we met were friendly and helpful.
I didn't sleep at all well as it was a bit cold. Couldn't figure out heating and it was noisy. People coming into accommodation in middle of night, people in room above stomping around and dropping things on wooden floor, Seagulls, people leaving bars, local disturbed people. Also place was light in morning as no curtains just slatted wooden blinds. We came by train, an easy walk from station through town.
The cleaner left the store rooms open and rubbish she was cleaning out in big bags, which didn't give a pleasant experience as a guest - there are narrow stairs and short corridors. Place was immaculately clean. Good wifi.
A bit disappointing for what we paid - £140plus. Ok for £75

Staff was really helpful and pleasant. Everything was exactly as described and it's in a great location. Perfect for short stays. For a longer visit though you may want somewhere with a car park as local parking can get expensive.
Great location, for both the shoreline and streets
The LimeHouse was a great base from which to explore Brighton, if you've not been before, being less than half a mile from the Royal Pavillion in one direction and Kemp Town in the other.
A fairly quiet square/garden meant I wasn't kept awake and night and the room was clean and tidy, with a good bathroom. Other than checking in and out, I had no need to trouble staff and just got on with my own thing (I was there for work related business).
Central location good for clubs, bars and easy access to waterfront. Difficult with parking outside of the hotel. Hotel doesn't offer good soundproof room . Floor boards are, squeaky , Windows allow all outside notice through, no aircon. Brighton waterfront needs major renovation. Very sad to see all these

Our bank holiday weekend stay
It was an expensive 2 nights not because of the type of guest house so much as paying for being in the heart of Brighton and its sea front. Remember it's a guest house breakfast is not included in the price. There are a few tea rooms near by relatively inexpensive but still this needs to be factored into the overall cost of your stay. Parking is near impossible and charges start from 9am at £2 for one hour and £4.60 for 2 hours and so on.
Our room was spacious and well decorated and clean. The bathroom was also clean and well equipped. Our room was on the top floor and as there is no lift a good pair of legs was needed but was fine for us. The bed was comfy and the duvet nice. Our only complaint were the pillows which were incredibly flat and there were no additional spares available in the room. The hotel's in a great location but be prepared for some late night street noise which can't really be helped. Would happily stay again.
nice clean, modern room, big clean bathroom, tea, coffee making facilities in room, close to town centre and beach-would thoroughly recommend and most certainly go back.
